Terms and Conditions

We look forward to welcoming you at Carmagnac. When you make a booking you are entering into an agreement with us. Please read our terms and conditions of booking below. These terms and conditions are effective from the date on booking shown on your booking confirmation.



Carmagnac has a number of Carbon Monoxide, smoke detectors, extinguishers, and fire blankets. Batteries are replaced at the start of each season and tested. On hearing an alarm the occupier(s) MUST vacate the premises at once. Please call the owners. Before arriving at Carmagnac a pack will be sent that gives you all the necessary information about the region and a 'What to do in an Emergency' in both French and English.


Carmagnac maintains an Accident and Emergency box. All accidents MUST be recorded along with any use of First aid supplies. We DO NOT supply any medication.


Any candles MUST NOT be left unattended


Brochure and accuracy

Whilst every effort has been made to ensure that the online listing, website and all advertising material is accurate at the time of publication, we cannot be held responsible for changes or matters outside of our control. All information is given in good faith, but no warranties are made regarding information provided, either written or oral.


Arrival and Departure

Check-in is available from 4.00 pm (16hrs) on the day of arrival. If your arrival is likely to be later than 10.00 pm (22:00hrs) we ask that you advise us. Carmagnac must be vacated by 10.00 am on the morning of your departure and the property left as it was found.

Reservations, booking and payment

Please note the cancellation policy below before committing to a reservation. Guests can either pay the quoted amount in full if your arrival date is less than 90 days otherwise a 25% deposit is required to secure your booking for the requested dates. 

Full payment is due before or 90 days prior to arrival and we accept the following payment types: Bank transfers (details to be provided by us), Visa, Visa Debit, Mastercard, Maestro, & American Express. All payments will be processed securely through Stripe

Travel Insurance

You agree to ensure that each member of your party is covered by comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including evacuation and repatriation coverage), prior to booking a stay with us.



A £250.00 deposit will be taken on your final instalments 90 days prior to arrival. This will be fully refunded up to one week after departure (will require your banking details) should there be no additional cleaning or breakage charges applied (as per the damages and breakages clause below). 

Damage and Breakages

Please take care of our home.You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur so we can organise replacement/repair prior to new guests arriving. We fully understand accidents happen and we do not normally charge, but we reserve the right to charge for repair or making good if the damage is significant.

Cancellation by the Guest

Cancellations made 3 months before your arrival date a full refund will be offered. Cancellations made up to 14 days before arrival the deposit paid will not be returned. Other cancellations (illness, emergency) can be postponed until the following year as long as the deposit has been paid in full without any additional charges (this is at the discretion of the owners)

Cancellation due to Covid-19 or other Government notified disease or restriction

In the event that the guest is unable to travel from the country of origin or unable to travel to the country of destination as mandated by law, a FULL refund will be given.

Cancellation by Us

Should it become necessary for us to cancel a booking we will contact you immediately? Any payments made will be refunded in full and we will do our best to help you find accommodation in the local area. Our liability will not extend beyond these conditions.

Car Parking, equipment and storage

Car parking is available for guests’ use within the grounds. All vehicles, bike equipment within the boundary of Carmagnac are at owners’ risk.

Personal data

Some of the data gathered during the course of a booking may be held on a computer. We would like to hold this data after your visit to be able to inform you of future offers. If you would prefer us not to hold this information please let us know. For more details about how we will use your date please see our privacy policy.


You will be provided with one set of keys during your stay. This gives you access to the main house, barn and grounds. Our bedrooms do not have individual locks. Lost keys or fobs for the pool alarm will be charged at £15.00 per key.

Respect for our environment

We are set in a rural and beautiful location and we respect the countryside and with everything that shares it. We kindly request that this is respected at all times. 


We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees whilst acting in the course of their employment.

Lost/Left property

We are happy to return items that have been left following departure. Once the payment has been made for postage they will be forwarded to you.

Missing items

We reserve the right to charge for items missing from the grounds of Carmagnac


We are unable to accommodate pets unless specific written approval has been received from the owners. We do of course accept any animals that support through hearing or sight.


We reserve the right to change our prices at any time. This does not affect bookings already made.



Smoking is NOT permitted inside Carmagnac, however, we do allow smoking outside although all smoking debris MUST be disposed of carefully. Smoking in Carmagnac guests may be asked to leave immediately and will be liable for professional cleaning of any rooms. No refund will be provided for the unused nights of their terminated stay.


Swimming Pool

Our swimming pool is heated each evening from 11:00 pm (23:00 hrs) to 28 degrees and the pool is open between (May to September). The pool solar cover MUST be replaced each evening after use.

The swimming pool water is managed by what is called a 'saltwater chlorinator'. No chemicals are added, just salt to produce natural chlorine, which is great for the skin. The pool is cleaned each Saturday, although ad hoc cleans may be necessary. Strictly all drinks around the pool must be placed in the plastic glasses provided.


Termination policy

Carmagnac reserve the right, at its discretion, to terminate without notice, an individual’s stay where deemed necessary through unacceptable behaviour or as a result of actions which are likely to endanger or offend others (please note that non-compliance of our non-smoking policy may constitute termination). In such circumstances any outstanding account must be settled, no refunds will be made.

Force Majure

Carmagnac shall not be in breach of this Agreement if it does not provide the services under this Agreement, and it shall be entitled to cancel a booking if it is no longer able to provide the accommodation, due to one or more of the following circumstances:

  • Carmagnac is closed due to fire, alteration, redecoration or national emergency by order of any public authority or any reason beyond our control

  • There is a failure to supply the property with gas, electricity or water outside of the our control

  • Fire, lightning, explosion, riot or civil commotion, malicious damage, storm, tempest, flood, burst pipes, earthquakes, or impact resulting in Carmagnac being unable to provide the booked accommodation

If any one of the above events occurs, Carmagnac will do its best to avoid any inconvenience and will return any payments made.


We reserve the right to amend these terms and conditions at any time. You acknowledge and agree that all intellectual property rights (including, but not limited to, copyrights (including rights in software), trademarks, database rights, patents and inventions) in and relating to the service are owned by us and our licensor’s or contractors. Nothing in this agreement operates to transfer any such intellectual property rights to you.

We reserve the right to assign or sub-contract any of our rights and obligations under this agreement without notice to you. If any provision of this agreement is found to be unenforceable by a court of competent jurisdiction, the other provisions shall nevertheless remain in full force and effect
